Rent Collection
We handle rent collection promptly, firmly, and fairly and take care of any delinquency issues professionally.  The net proceeds are mailed by the fifteenth of each month.

Accounting
We maintain accurate and comprehensive records using a computerized accounting system.  Security deposit account records, monthly and yearly income and expense statements, year-end tax records, and itemized transaction reports are provided.  We comply with all IRS requirements and maintain all files, records, and receipts for your tax records.  We disburse payment of all your property’s maintenance and repair bills on your behalf.

Property Inspections
In addition to conducting the initial walk-through and 10-day checklist, we regularly spot check your property.  Because we live and work right here in the area, it is convenient to keep a watchful eye on your rental home.  We are also there to inspect at the end of the lease.

Tenant Relations
We maintain excellent relationships with our tenants. Our goal is to create long term tenants who pay rent on time and take care of the property.
